Charlottesville real estate market update - 4 February 2010

A brief update on buyers' and sellers' timelines to buy and sell, more short sales and foreclosures in Charlottesville and Albemarle and a tease of the forthcoming Nest Report.

As a homeowner, one of my favorite thoughts about my home is that it is very relaxing. I can sit on the deck and watch the sun set or listen to the wind blow.
If you enjoy outdoor recreational activities, they are at your fingertips. Mountain biking, hiking, fishing, or taking trips with James River Runners are just a few.
The community is very relaxed and they make you feel comfortable, although I don’t care for the abundance of rental properties in the area, as I cannot guarantee the quality of tenants.
The convenience of Scottsville, with a new Food Lion, and the ease of a commute can compensate for the twenty minute drive to town.
If you travel frequently for work it is a good half way point between Charlottesville, Lynchburg, Staunton, etc. Country properties can have more upkeep, but this one is still a joy at the end of a long day at work.

Should I get Three Market Analyses - CMAs - on my house in Charlottesville?

Hey Jim Duncan, Nest Realty and RealCentralVA.com here in Charlottesville, Virginia.
The question is: if I'm getting ready to put my house on the market, is it a good idea to get three different competitive market analyses from three different realtors and then choose the best one?

The short answer is yes, absolutely. You should get at least two opinions on the value from different professional prospective resources.

The challenge comes in determining what is the best. The best may not be the highest, in fact, the worst may be the highest because that realtor may be trying to buy your listing and then in three months come and say: well, you know, we really kind of missed it, let's reduce the price.

You want to try and price it right from day one, as challenging as that may be and the worst may be the lowest because that realtor may be trying to just get a quick sale and not look out for your best interest.

Here is what I do and what I think works at least for how I do business in Charlottesville: I look at all the data that I possibly can, all the actives, all the competition for your property, the recent solds that are competition or were. Look at the amount of inventory in your segment of the market and look at those trends, the pricing trends, the market trends and anything that I can look at and then what I do after I come to my conclusions of a price range and look at my market plan, I give everything to my potential client so that they can see what I'm looking at and so that I can back up my advice.

Ultimately the decision is my clients, but I want to make sure that they are as educated as possible on what my marketing strategies are and what my pricing strategy is because again, it's not my money we're talking about or my life, it's my clients. So when you're looking at it, I really think it's important for the seller to see the analysis and see the nuts and bolts of what went into the equation.

So, in short, is it a good idea to get three CMA's? Absolutely, but choosing the best CMA is where the real challenge comes in.

Stupid Real Estate Questions - Specifically about the Charlottesville Real Estate Market

As I tell my customers and clients, it's not a stupid question in that you're in a stupid mindset, but it's a stupid question in that there are no such things as dumb questions, just the ones you don't ask. A lot of what I do is complicated, it's complex and it's very intricate in details and it seems really simple to me because I do this everyday.

I live and breathe real estate. So that's my thought process for this site, stupid real estate questions is I want to answer the questions that my clients have frequently, the ones that almost every single one of them asks, I want to be able to put in one place so that they can go and find these answers because a lot of them will ask:

- Should I get an attorney or a title company?
- Should I get a home inspection? (YES)
- Should I get a radon inspection?
- How should this happen?
